Redevelopment parking garage Letzipark Zurich

The 1,500-space Letzipark parking garage in Zurich-Altstetten underwent extensive and complete refurbishment after more than 30 years of use.

Project description

The Letzipark is a shopping center with a five-story parking garage in Zurich-Altstetten and was built between 1984 - 1987. After more than 30 years of use, the parking garage with 1,500 parking spaces underwent an extensive and complete renovation. The refurbishment was carried out in three equally large stages during operation, so that the parking lot was accessible at all times and a minimum number of parking spaces could be guaranteed. The total parking garage area of 40,000 m2 included an extensive concrete rehabilitation, a new overlay concrete in the slope and a waterproofing synthetic resin coating.

Special features

Concrete refurbishment

The old coating was already getting on in years and showed various damages, so that in the past chloride-containing water could penetrate into the structural concrete. By means of potential field measurements, the condition of the existing structural concrete was determined and damaged areas where the concrete was affected by chloride, or even the reinforcement had already begun to corrode, were identified. High-pressure water jets were used to remove the damaged concrete from the ceilings and floors. Any reinforcement that was already corroding was replaced and the area was then closed with reprofiling mortar to ensure load-bearing capacity and to protect the reinforcement from renewed corrosion.

Rehabilitation of steel components and seismic retrofitting

All steel columns were subjected to a complete refurbishment. All steel dilatation joints were also refurbished. The corroding steel components were thoroughly sandblasted and given a new protective coating. Further measures, such as new shear dowels or earthquake walls, were additionally carried out for earthquake retrofitting.

Installation of slump concrete

The old parking areas had no slope, which meant that water collected on the surfaces and could not run off. With a new overlay on the slope including steel fibers, drainage could be ensured on all parking levels.

New synthetic resin coating

A new, full-surface coating system made of synthetic resin will prevent water containing chloride from penetrating the concrete substrate in the future. In addition, the new coating gives the parking garage a beautiful and fresh shine and, with its rough surface, guarantees the requirements for slip resistance. New types of joint profiles were installed on the existing, renovated dilatation profiles, which are integrated into the new coating system.

Pavement markings and color concept

Finally, the new parking garage coating was provided with bright and clear floor markings, which ensure that guests can find their way around the parking garage without any problems. In addition to the floor markings, a fresh color concept on the walls and steel supports ensures a modern and uniform appearance of the parking garage in Zurich Altstetten.
